Real estate in own name ≥350 SMMLV (COP 612.8m ≈ US$160k, 2026) or registered FDI >650 SMMLV (COP 1.138bn ≈ US$296k), registered with Banco de la República; health insurance. Lapses if absent >180 consecutive days. R visa after 5 yrs. Visa fees ~US$300/person.
